Part of a campus of logistics warehousing, this distribution facility required the design team to maximize the allowable building area of a small site left for development. Routine code analysis conducted in the earliest stages of planning uncovered restrictions in zoning, fire regulations and square footage limitations affecting the overall building design and allowing for better preparation when the time came for coordinating specialized storage racking and equipment tolerances with strict structural column and exterior envelope construction. This new project was planned as a two phase development, requiring a construction system that would allow for seamless expansion in the future. The design team developed details that will require little alteration to the foundation, structure and building shell at the time of future expansion making the project feasible and owners confident in their investment of phase one.
